Construction rating put into practice

In the course to legalize the development of residential has unresolved a system of rating for builders and grading of the land constructed by them, but there was a bad comeback for it.
Mr. S. Sridhar, Chairman of NHB said to www.propertykhazana.com that, “The method for rating and grading have been developed by the regulator-refinance, however such rating & grading is neither compulsory nor do they give up real benefits to those who choose for it.” He also witnessed that if the rating is enforced, it will be hard to get the system in use. Finally, the clients will be benefited but maybe it is a plan where that time is still to come. NHB has three functions – regulation, development and refinancing. Apart from its hard work in developing a residential industry, the bank has purchased a ‘Residential Property Index’ giving land rates information for the 15 cities from many years till 2005.
Sridhar also added that, “The response for the pilot venture was extremely optimistic, now the bank needs to expand it extra to cover each and every city in India with a population of about 10 Lakhs. In two years, entire cities will be enclosed.” Index will act as an indication for clients when they start purchasing land, but more prominently, it will be a gadget for banks to value the land mortgaged with them. He said that, “He likes to see ‘property valuation’ to develop as a restraint, on the lines of the Institute of CA’s of India, yielding a crop of qualified land appraisers.” NHB also works towards forming a National Mortgage Repository which provides details regarding each and every information involving to a piece of land, comprising loans and so on.
